BuilderTrend is an online platform that allows us to connect our clients to there projects while overseeing the project. They realized there was a hole in the industry when it came to online platforms in order to manage there projects, and so they did something about it.
Building your very own custom home or beginning a large renovation is an exciting experience! There are a lot of important decisions you will need to make from the time you approve the initial drawings, to choosing finishings, to planning your move in. We know how important every decision you make is, and how important it is that you can follow the building process.
Schedule
The schedule feature on BuilderTrend lets our project coordinator create a schedule for the team to follow, while letting the client follow along with the project. Our project coordinator works hard to ensure that trades, foreman, and the office are all on the same page. It takes a multitude of people to build a custom home. Making the schedule available to homeowners means making the process transparent and allows for the homeowner to feel connected to there home during the process. We don’t expect for the homeowner to log in daily, but even on a weekly basis, it helps.
Change Orders
You may already be familiar with the typical process of building but if you’re not, change orders are necessary. Basically once a contract is signed and budget is agreed on, anything after that requires a change order to ensure that both the builder and the homeowner are on the same page. This is necessary because a small change in the homeowners eyes, might result in other factors of the build being effected, and more importantly, come at an unexpected cost like an extra $50,000 ‘just to move a wall’.
Okay, now lets get into details, because understanding change orders is important…
What is a change order? It’s an amendment to the original construction contract and signed scope of work, and/or timelines. In construction it creates a record of additional services being provided to the customer, along with costing for those services.
Create a change order on the fly. Clients can now submit change order requests through the desktop or mobile app.
Approval. Change orders are normally approved prior to work commencing. However, they may not require approval under certain circumstances, especially to prevent project delay. Deposits of 75% is usually required prior to work commencing.
Project cost summary and budget tracking. Request, reference and view approved change orders and details. Track in real-time the estimated cost summer, budget and status. It will be added to the budget tracker and referenced during invoicing. All change orders are cost plus and correlate with the terms in your contract.
Determining a change.
– Change in design – higher priced tile is chosen thats not budgeted for.
– Change in layout or structure – prefer a bigger front window with triangular windows at the top to see the view better. This could also affect the framing, envelopes, trim and siding materials.
– Unforeseen costs – once a house is stripped to the studs, a structural engineer and determine more structural reinforcement is required.

Daily Logs
The daily logs in BuilderTrend allow for our foreman to write a brief description of the day so that our office staff can properly manage the day-to-day on site. It also helps us keep track of the trades coming and going. Most importantly, it makes us all accountable for keep on schedule. The homeowner is able to view these so they can also see the project progress and have a sense of where there project is at from the ease of an app on there phone.
Documents
Instead of managing documents over many emails, BuilderTrend allows you to keep them all in one place. Our office staff can share documents with you, get approvals, and connect with the foreman and trades, all through one platform, which keeps the project organized.
Photos & Profile
We all love a good photo. Imagine it being a photo of your dream home being built, or your current home becoming your dream home. BuilderTrend allows our team to upload photos with the daily logs each day for our own purposes, but also so our clients can follow along. It gets really exciting when the framing has begun and you begin to see the house take form.
