After the initial meeting, we will complete a pre-construction agreement. Pre-construction agreements establish clear expectations, timelines, and responsibilities. This ensures that the construction process is smooth and well-organized.

Conceptualization

The next step in our custom home building process involves spending time in the client’s home or property. This allows us to develop a comprehensive understanding of the client’s vision and to conceptualize the project. As a result, we can deliver personalized design solutions and offer informed decision-making – for a successful renovation or custom build.

Organization & Planning

The project manager and coordinator will now start organizing and planning your project. During this stage of the construction process, they will also prepare a Class D Budget. This organization and planning stage ensures a smooth start, effective resource allocation, and cohesive execution of your renovation or new home build.

A Class D Budget is a cost estimate based on your requirements and the conceptual design.

Build a Team of Professionals

Next, we gather a team of experienced professionals to oversee and work on your project. Depending on your requirements, the team may include an engineer, energy consultant, architect, interior designer, landscape architect, arborist, etc.

A Class B Budget is a cost estimate based on the architectural and interior drawings and includes a material takeoff
Using this precise material takeoff, we solicit detailed quotes from up to ten trades. After reviewing these quotes, our team will present you with three options. All trade options will offer quality workmanship but varying levels of high-end features and capabilities.

Subcontractor Selection

Once building permits are awarded, construction will commence with the selection of the primary trades – electrical, plumbing, and heating. At this stage in the home building process, your project coordinator will also develop a Class A Budget. 

A Class A Budget is a comprehensive financial plan that covers all anticipated costs, including materials, labour, permits, and contingencies.
